Janitor
Description:
Janitor will be responsible for keeping exteriors, common areas, vacant units, sidewalks, and alleyways of property in a clean and safe condition. Assist in other types of maintenance as necessary. Reports to the Maintenance Director or Property Manager.
Essential Functions:
Clean all common areas and exterior areas of buildings according to daily work schedule; note problem areas that need to be reported to Maintenance Foreman. Safety and/or security items must be addressed and/or reported promptly.
Work closely under the direction of maintenance or and Property Manager to assure timely vacant unit turnover.
Assist as necessary regarding routine maintenance and emergency assistance, snow removal etc.
Clean and assist in the maintenance of grounds to assure that development maintains high quality curb appeal.
Follow weekly and monthly schedules regarding procedures for floor waxing, carpet cleaning, boiler room cleaning etc.
Disinfect commonly used items like desks, door handles, office tools and phones
Maintain cleaning inventory, placing orders for new products when needed
Replace air filters and maintain HVAC systems
Empty trash and recycling bins
Notify management of occurring deficiencies or needs for repairs
Make adjustments and minor repairs.
Stock and maintain supply rooms.
Cooperate with the rest of the staff.
Follow all health and safety regulations.
And additional duties as required by supervisor.
Knowledge & Skills Requirements
1-3 years of work experience
Excellent customer service skills.
Ability to manage your time efficiently.
Available to work on holidays, weekends, and evenings.
Ability to lift 50 pounds.
Ability to work with minimal supervision.
Handle basic maintenance, building repairs, cleaning, and other janitorial work.
Ability to work safely with a variety of cleaning supplies.
Handle basic cleaning equipment.
